Brooklands Estate is located in Henley Brook, at the gateway to the Swan Valley within the rapidly growing Swan Urban Growth Corridor.

Burgess Design Group began working with landowners in 2011; helping to assemble a critical mass of land and assisting with preliminary discussions with the City of Swan and WAPC. We then introduced the owners to Progress Developments, who have come onboard as the developer.

Burgess Design Group has been driving the planning approval processes, including submissions on sub-regional planning frameworks, amendments to the Metropolitan Region Scheme and Local Planning Scheme, and the preparation of the Henley Brook Local Structure Plan.

The structure plan encompasses some 230ha of land and will coordinate the development of 3,500 dwellings that will be home to 10,000 people. The design is predicated on breaking this area down into a mosaic of residential precincts, each with public open at the core and low speed internal streets to encourage activity and mobility, helping to create identifiable communities and a sense of place. We are also proud to include a network of ‘safe active streets’ (shared cycling and road environment) within the structure plan, a first for Greenfield development in Western Australia.

Importantly, we have been able to leverage our extensive experience working in fragmented areas in setting out an urban structure for Henley Brook that includes over 100 individual parcels and multiple active developer groups, all without compromising overarching design principles or the capacity for the plan to be readily implemented.
