Maida Vale South
The Maida Vale South urban expansion area is a pocket of rural land generally bound by Roe Highway to the west, Sultana Road East to the south, Hawtin Road to the east and Maida Vale Cell 6 development area to the north.
The land is located in close proximity to the future Forrestfield Train Station, Gateway WA project and just 16 kilometres from Perth’s CBD, creating a unique opportunity for residential development.
Over the course of the last five years, Burgess Design Group has liaised with more than 140 individual landowners regarding various development/participation option contracts.
Our work to date has included the initiation of an MRS Amendment to rezone the land from ‘Rural’ to ‘Urban’ under the Metropolitan Region Scheme, and a concurrent amendment from ‘Special Rural’ an ‘Urban Development’ zone under the City’s Local Planning Scheme No.3. Additionally, we have commenced preparation of a Local Structure Plan.
The site itself has presented a number of opportunities and constraints, such as Black Cockatoo habitat, significant flora and infrastructure easements. Early engagement with landowners has ensured that these elements are carefully considered in the concept design to provide the best outcome for all involved.
At present, we are working closely with a developer to formally assign the project and further progress planning to ultimately facilitate development.
